Oldham Goodwin is pleased to announce the sale of Jackson Hill Ranch, an approximately 2,131-acre working cattle ranch overlooking the Brazos River Valley just south of Reagan, Texas. Vice President of Land Services Jay Tjoelker arranged the sale of the Falls County property, which was listed at $11.3 million.
“Jackson Hill Ranch is the epitome of what makes this part of Central Texas special, and it was a privilege to represent the seller in the transaction,” Tjoelker said. “We were able to take the ranch from listing to closing in three months. That’s a feat for a property of this size, and it’s a tribute to our Land Services team and everyone involved in the deal.”
Jackson Hill Ranch is a working cattle ranch with a carrying capacity of 500-600 cows. The north and south sides of the property are made up of typical Central Texas rolling terrain with scattered pockets of trees and ponds. The middle portion of the ranch is fertile bottomland situated around two water sources, the Little Brazos River and Copperas Creek, which both flow in an east to west direction across the middle of the ranch. Elevation ranges from 320 feet to 450 feet with outstanding views of the Brazos River Valley to the west. Along with the existing cattle operation, the ranch has several improved pastures for hay production.
Improvements consist of a ranch manager house and a 3,000-square-foot equipment shed. There are two large sets of working cattle pens on both sides of the ranch. The property can be accessed from Highway 6, CR 254, and CR 256 and includes good ranch roads throughout the property.
